The highest price is not always the best offer
Compare offers on what you will actually net and how likely each is to close on your timeline. Look at:
- Financing. Cash, conventional, FHA, or VA. Down payment size and the lender's responsiveness matter.
- Contingencies. Inspection, appraisal, and loan contingency periods, and whether the buyer must sell a home first.
- Deposit. A larger earnest money deposit signals commitment.
- Timing. Close of escrow date and whether you need a rent-back.
- Credits requested. Closing cost help or a rate buydown credit.
VA and FHA buyers
Do not dismiss government-backed offers. Many VA buyers in San Diego are well qualified. These loans have appraisal and property condition standards, so understand what that means for your home. Read the VA loan buying guide to see it from the buyer's side.
Multiple offers
When several buyers are interested, you can respond to all with a request for best terms, counter one, or set a deadline. Each approach has tradeoffs. Clear communication keeps buyers engaged.
After acceptance
Expect an inspection and a request for repairs or a credit. Decide in advance what you would repair, what you would credit, and where you would hold firm. For what happens next, see escrow, costs, and net proceeds. Buyers read the same process in offers and contingencies.
