Start with a net sheet
Before you list, ask for an estimated seller net sheet. It starts with the expected sale price and subtracts your loan payoff and the costs of the sale. It is an estimate, and it changes as terms change, but it keeps the decision grounded in a real number.
Common seller costs
- Agent compensation. Commissions are negotiable and set by agreement. Ask how compensation works for both sides of your sale.
- Escrow and title. Escrow fees and owner's title insurance are commonly paid by the seller in San Diego County, but terms are negotiable.
- Documentary transfer tax. San Diego County charges a transfer tax when a property sells. Some cities add their own. Escrow will calculate it.
- Prorated property taxes and HOA dues. Settled based on the closing date.
- Repairs or credits agreed in escrow.
- Loan payoff, liens, and solar. Including any HELOC or financed solar system.
Taxes on the sale
Many homeowners may qualify to exclude a large portion of gain on a primary residence under IRS rules, if ownership and use tests are met. Rentals, ADUs used as rentals, and inherited homes can be different. Talk with a tax professional before you list, not after.
Protect the money
Wire fraud targets real estate closings. Confirm wiring instructions by phone with a verified number for your escrow company, and never trust instructions changed by email. Buyers face the same risk, as explained in closing and escrow.
