Decide which comes first

Most move-up sellers face the same puzzle: they need the equity from the current home to buy the next one, but they do not want to move twice. There are a few common ways to solve it, and each has costs and risks.

Options to discuss

  • Sell first, then buy. The cleanest financially. A rent-back after closing or a short-term rental can bridge the gap.
  • Contingent offer. Your purchase depends on your sale. It avoids extra financing but may make your offer less competitive.
  • Bridge loan or home equity line. Access equity before selling. Costs and qualification vary, and a line of credit usually has to be in place before you list.
  • Rent-back. You stay in the home for an agreed period after closing. It must work for the buyer and be written into the contract.

The rate lock-in guide covers these in more detail, and the buy now or wait calculator helps model the next payment.
