Projected rent is not automatic qualifying income

A rental estimate in a listing does not mean a lender can use that amount to approve a mortgage. Loan program rules, property eligibility, appraisal requirements, documented rent, and lender underwriting determine what may count. A future ADU that has not been built is a different financing question from an existing legal unit.

Fannie Mae's Selling Guide describes qualifying requirements for rental income from the subject property. Other programs can differ, and a lender may apply additional requirements. Ask for a written explanation for your specific scenario rather than relying on a general rule.

Prepare the property evidence

Ask for permits, final approvals, lease documents where available, rent history, and information on utilities and separate access. The lender and appraiser will decide which documentation is needed. An advertised guest house is not automatically a legal rental unit.

Before relying on the unit in North Park, Clairemont, or Chula Vista, use the ADU feasibility checklist to review the individual property. Neighborhood demand cannot substitute for the unit's legal status.

Questions for the loan officer

  • Is the property eligible under this loan program with this unit?
  • Is existing or proposed rental income usable in this purchase scenario?
  • Which lease, appraisal, and other records are required?
  • How is the income adjusted for underwriting?
  • What occupancy requirements apply?
  • What happens if the appraiser's rent analysis is lower than expected?
  • Does the financing also cover construction, or only the purchase?

A loan approval is not an investment endorsement. Keep the ADU operating budget separate from the lender's qualification calculation.

Keep affordability and returns separate

You may be able to qualify using allowable rent but still face vacancies, repairs, management work, or a tenant paying late. Conversely, a project that looks attractive over time may not produce qualifying income for the initial purchase. Model a period without rent and retain reserves.

Do not sign an offer dependent on undocumented income before the lender reviews the scenario. Discuss contingencies and any appraisal risk with your agent. If you are considering a VA loan, use the VA buying article to frame program-specific questions, then verify current requirements.

Make a documented decision

Combine the actual legal unit records, lender analysis, current comparable rental evidence, insurance quote, and operating assumptions. If a required fact is missing, leave it unknown and resolve it. The strongest ADU buying plan does not require every optimistic assumption to come true.
